Let’s just get something out there – we love what we do. We appreciate that might sound strange to some people but we love the satisfaction that comes with helping our clients achieve their goals and, when it comes to buying a home, perhaps even their dreams.

 

We believe the reason so few of our transactions fail is because of our drive to conclude matters at the earliest opportunity. Ask any estate agent and they will tell you the best way to compromise a deal is to delay it; the more time passes, the greater the chance of something going wrong. Nationally, the average time taken for the conveyancing process to reach exchange of contracts is around 16 weeks. Our average time taken to reach exchange is 6 weeks.

 

Property work can be difficult and stressful, it is always urgent. By the time a client instructs us on a property, they feel they have already made one of the most important decisions in their lives and so we understand our responsibility to facilitate the process, only raising issues that are of genuine concern and consequence. We will not slow things down by raising unnecessary enquiries and we will ensure that your file is always with someone competent to drive the matter forward.

 

Should you choose to instruct us to act for you, we will allocate you one of our experienced and qualified property solicitors. You will have direct telephone and email contact details for your designated solicitor so you can always speak to us when you need to. We do not ever charge on the basis of time spent, we quote you a fixed fee at the outset and we stick to it.

 

Our solicitors can only be in one place at a time and so there may be occasions when they are not available. We understand this can be disconcerting and so we have invested in training a highly skilled team of paralegals who will always be on hand to help. In many cases, they can resolve your query in moments. In extreme cases, they will ensure the issue is brought to your solicitor’s attention the moment that solicitor becomes available.

 

Property is a non-contentious area of law and we recognise every success is a team effort. The stars of the show are you and your solicitor but the supporting cast of paralegals, estate agents and other solicitors or conveyancers can be just as important. We will work with the other professionals involved in your transaction or chain to achieve the common goal. We will not tolerate unnecessary delay.
